Are you talking home vs a condo? and is ANYWHERE in the state OK? The answers to those questions could add or knock off 2 or 3 hundred thousand dollars. There is also a system called leasehold vs fee easy. If you’ve a fee simple property, you own the land under your home. But if your property is leasehold, then you’re leasing the land under your home. The lease might be renegotiated at the end, or the owner could terminate the lease. That happened recently in Kailua with a condo building. So a leasehold property will be substantially less than a fee easy one. Lots of variables. I think for a single family house, you might possibly be able to find something in the $400,000's, but it wouldn’t be very massive, very nice, or very close to most jobs.
